Non-invasive inspections

Understand the problem before opening up

Visible mould, water marks or a musty smell can be difficult to interpret. A non-invasive inspection examines accessible areas without routine cutting into walls, ceilings or floors.

We bring the observations together to help you understand what is known, what is suspected and the most useful next step.

What an inspection may include

  • Discussing recurring condensation, leaks, water damage and previous work.
  • Visual checks for mould, staining and other accessible signs of damp.
  • Moisture readings interpreted alongside the materials and visible condition.
  • Photographs and a clear explanation of significant findings.
  • Recommendations for practical checks or further investigation.

Targeted sampling may be considered if it can answer a defined question. Not every inspection needs laboratory testing.

A practical starting point

An initial assessment can help you decide whether to investigate a possible leak, review extraction, monitor conditions or arrange targeted opening-up. Recommendations follow the available evidence, rather than assuming every property needs the same treatment.

Important to know

Findings relate to accessible areas and conditions at the visit. Non-invasive methods cannot rule out every concealed defect or establish the condition inside unopened cavities. Access and evidence limitations are explained in the findings.

Tell us which rooms are affected and whether the problem changes with weather, heating or normal use.
